Pricing Your Home or Property

One of the most difficult parts of selling your home or property can be determining its market value. If your price is too high, you will lose the freshness of the property or home's appeal after the first two to three weeks of showings. After 21 days, demand and interest wane.  This could eventually lead to selling your investment at a lower price than you intended

Since it can be difficult to know how to price your home or property, your Century 21 Crossroads Agent will be able to educate you on the current market fluctuations, how properties are moving and what price points are selling most frequently.

Commission Split

            Century 21 Crossroads believes it is important that Sellers feel educated about commission splits. Legally there is no standard by which real estate commission is decided, however, the general range is anywhere from 6 to 8 percent of the selling price of a residential property and 8 to 10 percent on a commercial property.. This amount is then split between the Seller’s Agent and their Broker. In the state of Missouri the Seller is expected to pay the commission fee to the Agent. In the event that another Real Estate firm brings the Buyer, the Seller’s Broker must also share the commission with the Buyer’s Broker and Agent. However, this does not increase the commission amount paid by the Seller negotiatied in the Listing Agreement.

            When choosing a qualified Agent, don’t look for the lowest commission, but focus on the amount of value you will be receiving from an Agent that is educated and equipped. Your Agent should be able to outline why they deserve the commission requested.  As the old saying goes, “You get what you pay for.”
